While the process of remodeling your home is exciting and rewarding, can also be stressful and overwhelming. The APD team has the knowledge and experience to guide you through the design process. With a focus on collaboration with our clients, we are committed to walking you through our five-step design process and to creating a detailed and thorough design plan that addresses your unique needs, concerns, and dreams for a beautiful and functional home.
APD’s remodel design services include generation of highly detailed design drawings as pertaining to the scope of your project, historic review and HOA analysis, fixture and material selection, project specification and documentation, and construction support including coordination and communication with the contractor of your choice throughout construction.
PHASE I: PROJECT ONBOARDING & INITIAL DESIGN
All of our full-service design projects begin with a complimentary 30 minute initial phone call where we discuss your desires for change, your needs for the new space, discuss your project budget and timeline, and answer any questions you might have about how we work. Following that phone call, should you be interested in continuing to explore working together we schedule a one-hour consultation that includes us coming to your home to review the space(s) we are looking to remodel and develop a defined scope of work for the design of your project. While this is a paid consultation, we credit the fee back on your last design fee invoice. Following that meeting we will create a Design Services Agreement that outlines our design process, the scope of your design work, a time estimate for completing design, and additional information about how we work. A signed Design Services Agreement is all that is needed to get you on our project schedule!
Once we are ready to get started with design, for a remodel project we will begin by measuring and photographing your space in its existing condition. We will take the data we have gathered back to the studio and get to work creating layout options that address your desired changes. We will review these drawings with you and walk you through the process of refining the layout of your dreams!
Also during this phase are steps that will help us as a team determine the foundation for the design of your remodel - design style review and determination of aesthetic and functional vision, client completion of our design questionnaire, and finalizing of the design project schedule.
PHASE II: PROJECT DRAWINGS & SELECTIONS
Now that we have your desired layout finalized it is time to add in the details! Addressing both function and form, this phase is where the plan comes to life through selections made, additional details to drawings, and 3D renderings. We address everything from finishes to fixtures, appliances to lighting (and often so much more!) to round out the design of your space. This is truly a collaborative process in which we are focused on alleviating the overwhelm and guiding you through the decision-making process.
Included in the project drawings and selections phase are incremental meetings to determine products and materials to be used in your home, design selection boards so you can see how everything is coming together along with reviewing design recommendations from the APD team, and revisions to your interior design drawings all along the way starting with preliminary space planning and ending with fully detailed interior design drawings to be referenced throughout construction.
PHASE III: FINAL DOCUMENTATION
Now that your selections have been made, it is time for us to ensure all pertinent data is collected, outlined, and organized. This is the time where we make sure all final design questions have been answered and all of our i’s are dotted and t’s are crossed in our documentation. Upon completion of our design process, our clients are armed with both highly detailed design drawings and an itemized outline of all project specifications. Everything that is needed for your contractor to execute your project!
PHASE IV: PROCUREMENT
While much of the procurement for a construction project is the responsibility of the general contractor, we are often purchasing product on behalf of our clients. Once product is approved and payment is received, we take care of the rest including purchasing, tracking lead times, coordinating receiving and inspection, labeling of products for clear installation, delivery of product to the project site, and even handling product deficiencies should they occur.
PHASE V: CONSTRUCTION SUPPORT & PROJECT COMPLETION
While much of our work is heavily focused on preparation for construction, APD remains in close contact with your project through construction completion. We perform regular construction site check-ins and are in frequent communication with contractors and builders to alleviate as much stress for our client’s as possible and guiding you all the way through to project completion.
